The building is from the late nineties and the unit has been lived in by the same family for most of that time. The kitchen and baths were updated five years ago. The rest is original, which is the point — the wood floors have settled into a tone you cannot order, and the windows are large enough that the trees outside them are part of the daily texture of the apartment.
The neighborhood around the building is the version of Laureles that holds its character most reliably: residential, walkable, low-traffic. Primer Parque is ten minutes on foot, which is the right distance for a Saturday morning errand and the right distance to avoid weekend foot traffic on a Tuesday night. Two reliable cafés are inside the 600-meter radius. The grocery is closer. The metro is two streets away.
Investment-wise, this is the slower lane. Laureles comps move steadily, not quickly, and the time-to-sale on a unit like this is longer than its Poblado equivalent. The return on the unit is not the spreadsheet — it is the five-year hold, the durable demographics, the fact that the neighborhood is unlikely to change underneath you. That is the trade.

Our walk-through
What we noticed when we walked the unit.
We walked through Casa Circular on a Saturday morning, just after the trees outside had been watered. The unit has the kind of seasoning you cannot buy — wood floors that have settled into their tone, doors that close with a single sound, windows old enough to be opened on hinges instead of slid. There is a faint warm smell that we suspect is the previous owner's habit of brewing coffee in a moka pot on the stovetop. The neighbors on the landing said hello in Spanish, in the way of people who have known each other twenty years.
— from our visit
Best for
- A buyer who wants Medellín to feel slower, not louder.
- A family or two-person household that needs three rooms without needing a new building.
Not for
- A remote worker whose week is structured around five-cafés-a-day proximity — Laureles has fewer, by design.
- Someone who wants a doorman building with new finishes — this unit is older and rewards taste over polish.
