Everything else we noticed.
We walked the building on a Friday afternoon and again on a Sunday morning. The Friday walk reads as the Bentonville everyone sells you on — Greenway cyclists clipping past in club kits, espresso drinks moving in both directions on the sidewalk, the bar across the street setting up for happy hour. The Sunday walk is the read that matters more for a buyer: the same block at 8am with mostly quiet, a few dog walkers, a much slower café line at Onyx. Both reads belong to the unit.
The east-facing bedroom is the structural reason this unit works as a primary. The building has west-facing units that catch the late sun in Bentonville's hot months — that's an unforced cooling load you do not want. The east bedroom takes morning light and gives it up by 10am.
HOA covers exterior, common areas, trash, and the bike-storage room. It does not cover any in-unit maintenance. Property tax estimate is based on current Benton County assessor records; verify on a fresh appraisal.
