Everything else we noticed.
We walked the unit on a Wednesday morning. The plan reads as a competent 2024 new-build — open kitchen, large island, four bedrooms on the upper level, a flex room downstairs that the seller has set up as a study. Quartz counters, gas range, painted-shaker cabinets, vinyl plank everywhere downstairs and carpet upstairs.
The lot is 9,200 sq ft, which feels generous in Pinnacle Hills. There is a covered back patio and a small lawn — modest for a four-bed but adequate for kids. The garage is three cars and reads as the seller's pride: epoxy floor, finished walls, room for the SUV plus two bikes plus a treadmill.
The trade-off is what any Pinnacle Hills buyer is making: cultural density is low, walkability is car-required, and the build is reliable rather than distinctive. If those are features, this is the right unit. If they are bugs, look in Bentonville or Fayetteville.
